SB 721 & SB 326 Balcony, Deck and Walkway Repair in the Sacramento Region
Your inspection report is in, and it lists repairs. We're the licensed contractor who does those repairs. 916 Contractor Pros repairs balconies, decks, stairs, landings and walkways for apartment owners, property managers and HOA boards across Sacramento, Placer, El Dorado and Nevada counties.
We do repair work only, not inspections. Your inspector or engineer documents the problems; we fix them to the scope in the report.
What SB 721 and SB 326 require
SB 721 (apartments). California requires apartment buildings with three or more units to have their wood balconies, decks, stairs and walkways inspected when they're more than six feet above the ground. The inspection repeats every six years. The first-round deadline has passed, so if your building has a report listing repairs, now is the time to get them scheduled.
SB 326 (condos and HOAs). Condominium associations must have elevated wood balconies, decks and walkways inspected by a licensed architect or structural engineer. The inspection repeats every nine years. The board is responsible for making the repairs the engineer's report calls for.
Both laws cover the same kinds of structures: wood framing, decking, railings and the waterproofing that protects them. The repairs needed are usually the same too.
Repairs we handle
- SB 721 apartment balcony repair. We replace rotted framing, decking and railings, and restore waterproofing to the scope in the inspection report.
- SB 326 HOA balcony repair. We complete the framing, decking, flashing and waterproofing repairs listed in the engineer's report, and coordinate with the board and property manager.
- Balcony and deck waterproofing. New waterproofing systems for balconies, decks, walkways and stairs, including surface prep, membrane, and flashing at walls and drains.
- Deck, walkway and stair repair. We replace damaged wood, correct drainage, and restore safe, level walking surfaces.
- Exterior elevated element repair. Repairs to any balcony, deck or elevated walkway more than six feet above ground, following the inspection report and any engineer drawings.
- Multifamily deck replacement. Full replacement of failed balcony or deck systems, including new framing, decking, waterproofing and railings, built to the approved scope.
How it works
- Send us the report. Share the inspection or engineer report and any drawings. We review it and walk the site.
- Written, fixed-price scope. You get a scope that follows the report item by item, so the board or owner can see exactly what's being fixed and why.
- Permits and coordination. We pull permits through the local building department and coordinate with your inspector or engineer for any follow-up visits.
- Repairs with photo documentation. We photograph every stage, including framing and waterproofing layers that get covered up, so you have a record for your files, your insurer and your next inspection cycle.
- One point of contact. One named person keeps the owner, property manager and board updated from start to finish.

Common questions
Can you do the inspection too?
No. We focus on repairs. SB 326 inspections must be done by a licensed architect or structural engineer. For SB 721, we recommend keeping the inspector and the repair contractor separate. Send us the report and we'll take it from there.
What if the report flags something urgent?
Call us right away at 916-402-8777. If a balcony or walkway is unsafe, keep people off it until it's repaired. We'll prioritize making it safe.
Do you work with property managers and HOA boards?
Yes. We work with whoever needs to approve the work, give you a scope you can share with the board, and keep everyone updated through one contact.
Will the repairs satisfy the inspector?
We repair to the scope in the report and any engineer drawings, and we coordinate with your inspector or engineer for any re-inspection. The sign-off itself comes from them.
