Are you licensed, bonded and insured?

Yes. 916 Contractor Pros is a licensed, bonded and insured California contractor, CSLB #1156523. You can check our license any time at cslb.ca.gov.

What areas do you serve?

We're based in Carmichael and serve Sacramento, Placer, El Dorado and Nevada counties, including Fair Oaks, Citrus Heights, Folsom, El Dorado Hills, Roseville, Auburn, Placerville, Grass Valley and Truckee/Tahoe.

Who will actually do the work?

916 is the contractor on every job, and you'll have one named contact from estimate to final walkthrough. On some projects we bring in trusted partner crews that we hire and supervise. Either way, you deal with 916, and 916 is responsible for the work.

What are your hours?

Monday to Friday 7 am to 8 pm, Saturday 8 am to 8 pm, and Sunday 10 am to 6 pm.

Estimates, pricing and payment

Are estimates free?

Yes. Estimates for repair and replacement work are free. Roof inspections with a written report and Wildfire Readiness Assessments are paid services, because you get a documented report you keep.

How do you price a job?

After we see the property, you get a written, fixed-price scope that lists exactly what's included. The price in your signed contract is the price you pay. If we find hidden damage, like rotted decking under old shingles, we stop, photograph it, show you, and price it in writing before going further.

How do payments work?

California law limits the down payment on a home improvement contract to 10% of the price or $1,000, whichever is less, and we follow it. After the deposit, there's a progress payment when materials are delivered to your home and a final payment when the main project is complete. Any small remaining repairs or approved change orders are billed when they're finished. No payment is ever more than the value of the work done and materials delivered.

Do you offer financing?

Yes. We offer several financing options, both secured and unsecured. Tell us what you're looking for and we'll help you find a plan that fits your project and budget.

The work itself

Do you pull permits?

Yes. When a project needs a permit, we pull it through the local building department and schedule the inspections. Permits for unincorporated areas like Carmichael and Fair Oaks go through Sacramento County.

How long does a roof replacement take?

Most roof replacements take about four days: one day to tear off the old roof and about three days to install the new one. Weather, the condition of the roof deck, and county inspection schedules can change that, and we'll give you the schedule in writing before we start.

Will you document the work?

Yes. We photograph every stage, including the parts you'll never see once they're covered, like decking, underlayment, flashing and vents. You get the full photo set at the final walkthrough.

What warranty do I get?

Manufacturer warranties are registered in your name and handed over at the walkthrough. Your contract spells out our workmanship warranty.

Can you help with a homeowners insurance claim?

Yes. We're happy to meet with your insurance adjuster and provide the information and photo documentation that supports your claim.

Wildfire hardening

What is a Wildfire Readiness Assessment?

We inspect the weak points embers find: vents, roof edges, gutters, siding, decks, and the 5-foot zone around the house. You get a written report with photos and a prioritized list of fixes. Basic is $295 and Comprehensive is $495, and the fee is credited toward the work if you hire us within 90 days. Learn more about fire hardening.

Will hardening lower my insurance premium or keep my policy?

We can't promise what an insurer will do, and no honest contractor can. What we can give you is documentation of every improvement, which you can share with your insurer.

Balcony repairs (SB 721 / SB 326)

Do you do SB 721 or SB 326 inspections?

No. We do repairs only. Send us your inspection or engineer report and we'll repair to that scope. Learn more about our balcony repair service.
